Al-Mehtaab B. Gangani “Ali” was called to the Bar in 2013 and has since practiced as a Solicitor focusing on servicing clients with complex real estate and corporate/commercial matters. Ali holds a Masters Degree in Real Property Law from Osgoode Hall Law School, and has attended Harvard Business School.

Ali's corporate and commercial practice focuses on regulatory health law wherein he assists pharmacists and other health professionals in setting up locations. His practice includes but is not limited to: business incorporations, asset and share purchase and sale transactions, commercial leasing and corporate reorganizations.

He has experience in real estate matters including condominium assignment transactions, private financing matters and joint ventures.

IS A REAL ESTATE LAWYER REQUIRED?

Yes. In Ontario, real estate closings cannot conclude without hiring a real estate lawyer. Only licensed and insured lawyers have the ability to register ownership documents in the Land Registry Offices across Ontario. We always recommend checking the law society’s directory and researching the lawyer and law firm you are hiring!

HOW SOON CAN I SPEAK WITH A LAWYER?

In most cases, you can speak with a real estate lawyer the same day you contact our office during business hours. We also strive to make ourselves available on weekends and holidays for urgent matters.

To provide efficient and timely service, your first call may be answered by a staff member or associate who will assist in directing your matter to the appropriate lawyer.

IS THERE ANY UP-FRONT PAYMENT FOR CLOSINGS?

In most cases, you don’t pay any legal fees or expenses until after your real estate closing is complete.

WHAT IS TITLE INSURANCE?

Title insurance is a one-time insurance policy that protects property owners and mortgage lenders against certain problems related to the ownership or title of a property. The policy helps protect against issues that may not have been discovered during the purchase process, including title fraud, unpaid liens, survey errors, encroachments, forgery, and certain legal defects affecting the property.

When you purchase a property, your lawyer conducts searches to confirm ownership and identify any issues registered against the property. However, some problems may not appear on title searches or public records. Title insurance provides additional protection against these hidden risks and may also help cover legal fees and financial losses associated with covered claims.

In Ontario, title insurance is commonly obtained during the closing process and the coverage generally remains in place for as long as you own the property.

WHO WILL SIGN THE CLOSING DOCUMENTS?

Everybody who holds the title of the property should sign the documents. This can usually be done electronically or in person at our office.

I FOUND A CHEAPER REAL ESTATE LAWYER, WHY SHOULDN'T I JUST GO TO THEM?
